The monthly rent is rarely the only money you pay at the start. Most landlords in Lahore also ask for a security deposit and some rent in advance, and together these can add up to several months' rent before you even move in. Knowing what is normal helps you budget and negotiate, and a few simple habits make it far more likely you get the deposit back.
Security deposit and advance rent are not the same thing
- Security deposit is held by the landlord as protection against unpaid rent, unpaid bills or damage. It is not rent. It should be returned when you leave, minus any agreed deductions.
- Advance rent is rent paid early. It gets used up month by month, so by the end of the advance period you are paying rent normally again.
Mixing the two up is where most arguments start. Your rent agreement should list them separately, with amounts and what each one covers.
What landlords usually ask for
There is no fixed rule, and amounts vary with the area, the property and the landlord. As a rough picture of what renters in Lahore commonly see:
- Houses and portions: a security deposit of one to three months' rent, plus one or more months in advance.
- Flats and apartments: similar to houses. Managed buildings sometimes add a separate maintenance deposit.
- Rooms and hostels: usually one month as deposit plus the first month in advance.
- Offices and shops: deposits are often higher, and older markets may have a separate pagri or goodwill arrangement.
If a landlord asks for far more than this, it is worth asking why, and whether part of it can be treated as advance rent instead.
Before you pay anything
- Visit the property and confirm the person you are dealing with is the owner or has written authority. Our guide on spotting rental scams explains the warning signs.
- Agree the deposit amount, the advance and the refund timeline, then write all three into the rent agreement.
- Pay by bank transfer where you can. If you pay cash, get a signed receipt that says "security deposit" or "advance rent" clearly.
- Take dated photos or a short video of every room on the day you get the keys, and send them to the landlord on WhatsApp so both of you have a record.
Getting your deposit back
- Give notice on time, in writing, as your agreement requires.
- Clear your last electricity and gas bills, or agree in writing how the final bill will be split. Our LESCO and SNGPL guide explains how to check them.
- Fix small damage you caused, such as broken switches or holes from wall fittings, before handover.
- Walk through the house with the landlord, compare it with your move-in photos, and agree any deductions on the spot.
- Ask for the refund date in writing, and keep every receipt until the money is back in your account.
What can fairly be deducted
Unpaid rent, unpaid utility bills and the cost of repairing damage beyond normal wear and tear are the usual deductions. Faded paint, minor scuffs and fittings that wore out with age are normal wear and tear, and a fair landlord will not charge for them. If you cannot agree, ask for a written list of deductions with costs.

Frequently asked questions
How much security deposit is normal in Lahore?
For houses and portions it is commonly one to three months' rent, but it depends on the area and the landlord. Whatever you agree, write the amount and the refund timeline in the rent agreement.
Is advance rent refundable?
Advance rent is not a deposit. It is adjusted against your rent for the months it covers. If you leave before those months are used, how the balance is handled should be written in the agreement.
Can a landlord keep the whole security deposit?
Only deductions for unpaid rent, unpaid bills or real damage are fair. Keep move-in photos, receipts and final meter readings so you can show the condition of the property and what you paid.
