Most rent agreements in Lahore run for 11 months or a year, and the question at renewal is always the same: how much more? A clear clause in the agreement avoids an awkward argument every year.
What is common
Many residential agreements in Lahore include a fixed yearly increase, and 10% is the figure you will see most often. Some landlords ask for more in areas where demand is rising quickly; others keep the rent the same for a good tenant. It is a negotiation, and it should be settled before you sign, not when the year is up.
If the agreement doesn't mention an increase
Under the Punjab Rented Premises Act, 2009, if the tenancy agreement says nothing about increases, the rent goes up by 10% a year by default. That is one more reason to write the figure you actually agree on into the agreement. Our guide to tenant rights in Punjab explains the Act in more detail.
Can the landlord raise rent in the middle of the term?
Not on their own. The rent agreed for the term stands until the term ends, unless both of you agree in writing to change it. A demand for much more rent mid-year, with a threat to evict, is something to get legal advice on.
How to negotiate at renewal
- Start the conversation a month or two before the agreement ends.
- Check current asking rents for similar homes in your area. Each area page shows a live rent snapshot.
- Point to your record: rent always on time, the house well kept, no complaints from neighbours. Landlords value a reliable tenant because an empty month costs them money.
- If the increase is high, offer a longer renewal, such as two years, in exchange for a smaller yearly rise.
- Put the new rent, the new term and the next increase in a fresh written agreement.
For landlords
A modest, predictable increase usually earns more over time than a big jump that makes a good tenant leave. Write the yearly percentage into the agreement from day one so renewal is a formality.
