A written rent agreement (kiraya nama) is the single best protection for both landlord and tenant. Below you'll find a free rent agreement format in English and in Urdu written for residential rentals in Lahore, including houses, portions, flats and rooms. Copy it, download it, fill in the blanks and get it printed on stamp paper.
How to use this template
- Agree the key terms first: monthly rent, security deposit, advance, start date, notice period and who pays which bills.
- Fill in every blank. Strike out options that don't apply (for example "Tenant / Landlord").
- Print the agreement on stamp paper bought from a licensed stamp vendor. The stamp value depends on the rent and the term, so ask the vendor what is required for your agreement.
- Both parties sign every page in front of two witnesses, who also sign with their CNIC numbers.
- Attach CNIC copies, an inventory of furniture and fittings, and move-in photos.
- Keep one original each. Then complete tenant registration with the police.

Rent agreement checklist: what every agreement should include
- Parties: full names, CNIC numbers and addresses of landlord and tenant.
- Property: complete address and a description, including any furniture or fittings provided.
- Term: start date and the length of the tenancy (for example 11 months or 1 year), and how it can be renewed.
- Rent: the monthly amount, due date and payment method (bank transfer gives both sides a record).
- Rent increase: whether rent increases on renewal and by how much.
- Security deposit: amount, and the conditions and timeline for returning it.
- Advance rent: how many months are paid in advance and how they are adjusted.
- Utilities and charges: who pays electricity, gas, water and society maintenance.
- Repairs: who handles routine maintenance versus major structural repairs.
- Use: residential use only, number of occupants, and whether subletting is allowed.
- Notice period: how much notice either side must give to end the tenancy.
- Handover: condition of the property at move-in and move-out (attach photos or an inventory).
Before you sign
- Read every clause. Don't sign a blank or partly filled agreement.
- Make sure the person signing as landlord is the owner or holds written authority.
- Keep signed copies, payment receipts and move-in photos safely.
Clauses people often forget
- Rent increase: write the percentage. If the agreement is silent, the Punjab Rented Premises Act, 2009 provides its own default increase, which may not be what either side expects. See tenant rights in Punjab.
- Deposit refund timeline: how many days after vacating, and what can be deducted.
- Meter readings at handover, so the final electricity and gas bills can be split fairly. Our LESCO & SNGPL guide explains how to check bills.
- Subletting and the number of people allowed to live in the property.
- Notice period: one month is common for houses and portions in Lahore.
Registering the agreement
The Punjab Rented Premises Act, 2009 requires tenancy agreements in its area to be in writing and a copy to be given to the Rent Registrar. Keep proof that this was done. Separately, the landlord must register the tenant with the police.

Frequently asked questions
Is a rent agreement on plain paper valid in Pakistan?
A written agreement on plain paper is better than nothing, but agreements are normally executed on stamp paper of the required value and signed before witnesses. This makes them much stronger evidence if a dispute reaches the Rent Tribunal or a court.
What stamp paper value is needed for a rent agreement in Punjab?
Stamp duty depends on the monthly rent, advance and the length of the tenancy, and rates are revised from time to time. Ask a licensed stamp vendor or lawyer for the value needed for your agreement.
Can I write a rent agreement in Urdu?
Yes. An agreement in Urdu is common in Lahore and is as valid as one in English, as long as it clearly states the parties, property, rent, term and other terms and is properly signed and witnessed.
How long should a rent agreement be for?
Eleven months or one year is most common for houses and portions in Lahore, with renewal by mutual consent. Commercial tenancies are often longer.
