How rent is paid under the Act (Section 7)

The Punjab Rented Premises Act, 2009 says a tenant pays the rent in the way and by the date written in the tenancy agreement. If the agreement does not give a date, rent is due not later than the tenth day of the following month. If it does not say how to pay, payment is by money order or deposit into the landlord's bank account. So writing the payment method into the agreement matters.

Does the landlord have to give a receipt?

We did not find a section in the Act that requires a landlord to issue a receipt. Even so, a tenant should always ask for one when paying in cash, and keep bank transfer records when paying online. If a dispute reaches the Rent Tribunal, the question of whether rent was paid on time can decide the case.

Tips for tenants

  • Pay by bank transfer where you can, and write the month in the transfer note, for example "Rent October 2026, House 12".
  • If you pay cash, do not hand it over without a signed receipt.
  • Keep receipts and statements for the whole tenancy, and for some time after you move out.
  • Get separate receipts for the security deposit and advance. Our guide to security deposit and advance rent explains why.

Tips for landlords

  • Number your receipts and keep a copy of each.
  • Record late or part payments on the receipt as a balance due.
  • If rent is not paid, keep the record. Non-payment for thirty days after the due date is one of the grounds in our guide on how to evict a tenant in Punjab.

What we could not verify

  • Whether a revenue stamp is needed on cash rent receipts above a certain amount, and the current threshold.
  • Whether amendments after 2009 added a receipt requirement.
